How to Become a Notary Signing Agent

Looking to learn how to become a Notary Signing Agent?

It used to be a real challenge learning the requirements to do loan signings as a Notary Signing Agent. Not anymore.

In this article, Notary Signing Agent Blueprint pulls back the curtains, and shows you the easiest & fastest way to get started today with your loan signings business. Below you’ll even find frequently asked questions, common mistakes, free resources, tips and best practices for new Signing Agents, and even equipment recommendations.

Notary Signing Agents can facilitate 3 different types of loan signings. 1) Traditional paper real estate loan closings, 2) hybrid closings (electronic and paper), and 3) online closings if your state allows by law.

Why becoming a Notary Signing Agent is an excellent idea.

  • Finally become your own boss
  • Create your own schedule everyday – Part-time, Full-time, Any-time
  • Great pay – Get paid $75-$200+ per signing appointment
  • Choose where you would like to work, or even work from home if your state allows online closings.

One of the great parts about being a Notary Signing Agent is the flexibility you cannot get at corporate. You’ll be able to choose where you work, when you work, and for how much you work. Sounds pretty good right?

With 4.5 Million Notaries out there, get the exclusive Signing Agent status that only about 50,000 people across the country have. Compare that to the very crowded and competitive space of over 2 million active Real Estate Agents in the US.

Jon Snedeker the owner & director of Notary Signing Agent Blueprint says “Becoming a Notary Signing Agent and performing Loan Signings completely changed my life. I started part time on the side, and quickly realized I made more in 30 minutes here, than I made in my 8-10 hour day job. I was hooked, and I knew right away I wanted to learn how to make this my full time gig. Fast forward to today, and I’ve completed almost 10,000 loan signings in multiple states, and pay it forward as a national Signing Agent Mentor.”

So what does it take to be a qualified loan signing professional?

Frequently Asked Questions

What does a Certified Notary Signing Agent do?

As a Certified Notary Signing Agent, you’re a mobile Notary, but the extra credential allows you to work on mortgage documents for the real estate industry. Every year there are millions and millions of loan signing transactions that need to be signed and notarized by law. These are home transactions that need to be notarized such as purchase, refinance, or when you sell a home.

Certified Signing Agents meet people locally part time or full time, and help them sign their paperwork. It’s possible to even work from home as a Signing Agent and do online closings if your state allows.

How much does a Certified Signing Agent get paid?

Loan Signing Agents can typically get paid $75-$200+ per loan signing. Keep in mind you are the one who is quoting your fee to the hiring companies, so there is technically no max. The loan closings take about 30-45 minutes once you’re trained, and it will naturally take a little longer if you’re just starting out.

Payment can be within a few days after closing, or several weeks after the loan signing order. It all depends on who you work with, and what their pay schedule is.

Can my state make me a Signing Agent?

No. Being a Signing Agent is actually a nationally earned credential, not local. This still means that you’ll work locally where you live though. Same thing with how to become a Loan Signing Agent. Although you’ll only meet with people locally to where you are, (or possibly through online closings if your state allows them), your state does not offer this credential required by hiring companies that give out the loan signing orders everyday. That is why Signing Agent Certification training is needed to get business in this industry, and consistently get loan signing orders.

How long does it take to become a Notary Signing Agent?

With Notary Signing Agent Blueprint, you can earn our Certification with us in less than a day. Keep in mind you still need to become a Notary to actually get business and do loan signings, and need other credentials. Part of our program helps you get setup and gather any credentials required such as becoming a Notary, getting insurance, or even getting your background screening done.

It’s faster to get setup by working with us first, since we have your step by step expert guide already mapped out, with our proven systems.

How do I actually get business as a Certified Signing Agent?

Notary Signing Agents can get business from Signing Service Companies, Title Companies, Lenders, Realtors, and about 6 other different segments. Depending on who you work with, can likely determine the pay per signing.

There are a handful of websites that you can list a profile on. Some include free profiles, and some offer paid profiles.

Getting “Direct from Title” loan signing business is exactly what we specialize in at Notary Signing Agent Blueprint, as those are the highest paying orders out there. Jon Snedeker says, “When you know exactly how to get as many direct orders as you need everyday, your world changes… instantly.”

Do I need a bond to become a Notary Signing Agent?

Only about 30 states require a surety bond when becoming a Notary. Note this is for becoming a Notary, not becoming a Signing Agent.

Is Certification actually required?

Hiring companies do not hire “just anyone” to handle confidential loan documents and loan signings. Because the loan paperwork has sensitive borrower information all over them, hiring companies make sure they only hire qualified individuals to do loan signings. Certification is one of the best ways they screen people, and it’s also one of the best ways to show you’re qualified and ready to accept signings.

Is background check actually required?

In the loan signing industry, there are many different parties that work on files such as the lender, title company, and yes even the Notary Signing Agent. Having the right specific background check required provides peace of mind to everyone involved, including the signer/borrower. This is another way you show you’re qualified and industry standard & hiring companies require this.

Is Insurance actually required?

You’ll want to get E&O or Errors & Omissions Insurance. Part of our NSA Blueprint program helps you get setup with the right insurance company, and the right policy amount to get business. Having the right insurance is critical as a Signing Agent, as that specifically protects you. Having too low of insurance, having too much, or even having the wrong policy entirely will affect how much business you get in this industry.

How do I get or qualify for Signing Agent Mentorship?

Although it’s optional, we recommend you have a national (and not a local) Signing Agent Mentor. Local Loan Signing Agents will see you as competition and typically withhold quality information. Additionally they don’t allow people “riding along” as they handle confidential information on the paperwork and are liable for you. They’re not allowed to give you loan documents either for this reason.

Notary Signing Agent Blueprint has a national Six Figure Mentorship program directed by Jon Snedeker who has won national awards completing almost 10,000 loan signings. We’ll be providing all of the fully filled out and signed loan documents you need to build your confidence as well. You’re eligible to join upon 100% completion in your course program.

Get the right tools for the job. What equipment is needed as a Notary Signing Agent or Loan Signing Agent?

In the Notary Signing Agent Blueprint program, we’ll teach you all about paper closings, hybrid closings, and online closings. Paper closings happen in all 50 states, and many states allow Online Closings with RON and Remote Online Notarization.

Keep in mind Signing Agents are independent contractors, and no equipment is given to you once you learn how to become a Loan Signing Agent. That is another reason they are paid so much. Keep in mind this equipment changes depending if you’re doing paper closings, or online closings.

how to become a loan signing agent

The fastest way to get setup is to start with Notary Signing Agent training first. Here’s why:

You’ll learn the business, learn who you can work with, and get all the tools and resources to build your confidence and handle signings with ease. You’ll watch several different types of live closings, and be given several different types of real closings documents. As you wait on your Notary commission, we’ll be helping you build your business so you can hit the ground running to start earning quickly.

Becoming a Notary Signing Agent and gathering your credentials and items is much easier with an expert guide. You cannot do this job as “just a notary”. Skip the mistakes and headaches, and do things right the first time. Unfortunately we see people pay way too much for items because they are simply too excited, or even get bad advice.

Set yourself up for success.

Once you’re set up with the right credentials, what do you need to figure out as a Loan Signing Agent?

  • Determine if you want to be part time or full time. How many hours can you realistically dedicate?
  • Determine your territory or service area. Where do you want to work?
  • Determine what types of loan signings you want to facilitate.
  • What do you want to work on everyday?

Get crystal clear on your goals.

Determine how much you want to make per month, and work backwards. Yes, reverse engineer your Loan Signing success

If you want to make $6000 a month, and you know signing orders are on average about $125, that means you’ll need to do about 12 signings a week. This breaks down to 2 signings a day for 6 days a week, or averaging 2.5 signings a day for 5 days a week.

Is this number you have actually realistic to how much time you can contribute to this opportunity? If not, change things around to set honest and real expectations to set yourself up for success.

Commit to reaching your potential.

One of the ways we provide support is in our Six Figure Mentorship program.

Here is where you reach your potential in our privately hosted platform. You’ll be able to ask questions, and network/connect with our team of Signing Agents across the country. You will have questions, we will have answers. We currently run conference calls, and provide the support you’re looking for on your journey. You do not need to “go it alone”.

Having a mentor helps you see things you cannot see on your own. They help you go further than you can on your own, and share resources that you don’t even know existed to help you on your journey.

Expert Tips for being an exceptional Certified Notary Signing Agent

  1. Always be dressed ready to go.
  2. Always have gas in your tank.
  3. Always pick up your phone, and respond to all emails.
  4. Dress well, business casual.
  5. Always be professional, no matter the situation.
  6. Know who to work with to get orders daily.
  7. Know who not to work with (more important).
  8. Know how to do closings in less than 35 minutes, so you provide a great experience but also fit more in your schedule. We can help you with this.
  9. Know how to stay organized and keep track of your income, expenses, and business. We provide a custom excel sheet for you in our program.
  10. Know that WHO you get work from on a daily basis, will completely change the trajectory of your career. We can help you with this and get you on the best path for your goals.
  11. Know that Notarial income is NOT subject to Self Employment tax at 15.3%. Pretty neat right? Many Signing Agents make big mistakes with this, which is why it’s fully explained in some of our programs.
  12. Just because you might be in an attorney state, does not mean you cannot get business there. Just because you don’t know how it can happen, does not mean it cannot happen! We have an entire section in our program with getting business in attorney states.
  13. When it comes to getting business and growing income streams, do not skimp on getting quality information. The high quality training is unfortunately not on YouTube.
  14. Do not ask 20 local Signing Agents for help. In their eyes, you are their competition. As discussed above, find a National Signing Agent mentor. We can help you as we have an entire program for that in our Six Figure Mentorship.
  15. Figure out your monthly income goal, and reverse engineer your success as shown above.
  16. Learn how to market yourself and distinguish yourself from others. This does NOT include “dropping off business cards”.
  17. Learn how to only work with high quality companies who treat you with respect. We wish they all did, but the truth is they all don’t. Finding the winners will make your life 1000% times easier. We can help you with this.
  18. Determine what success REALLY looks like for you. Is it money, is it being connected to others, it is more free time with family… until you know exactly what it is, how will you ever be able to achieve it? Get crystal clear, define this, and start marching toward the life of your dreams today.
  19. Learn how to screen companies so you only take the best orders. Taking orders from anyone and everyone is a bad strategy.
  20. Don’t ever get frustrated and just give up. You can do this! We all started at closing #1, and if you need a push in the right direction, we’d be glad to help.
